The Jewel in the Crown – St James’s £450m redevelopment

Regent Street and Haymarket in London’s West End are set for a £450 million, 340,000 sq ft makeover thanks to the The Crown Estate, who own a £1.1billion, 4 million sq ft portfolio that encompasses 50% of the properties in the area.

Two large blocks at 14-20 Regent Street and 52-56 Haymarket will be completely revamped to provide the largest new injection of retail space in the West End since Land Securities’ Park House on west Oxford Street.

In what has been called the most significant development The Crown Estate has ever undertaken, St James’s will see 50,000 sq ft of retail space, 211,000 sq ft of office space and almost 60,000 sq ft of private residential and affordable housing.

And in a move that will make them the envy of Oxford Street and the wider West End, The Crown Estate have included plans for much-needed public realm improvements, including plans to make the area traffic-free.

Four planning applications have been submitted to Westminster City Council for consideration. We wait with baited breath to hear the outcome and watch the developments take place.
