Unibail-Rodamco outperforms office market with major leasing deals for Lumen and SkylightDigital Editor
Unibail-Rodamco, Europe’s leading listed commercial property company, has confirmed unprecedent leasing progress in two of its major office buildings in Warsaw – ‘Lumen’ and ‘Skylight’. Unibail-Rodamco has signed 17 significant lease agreements with major international tenants for both buildings in 2015 for a total of 11,153 sqm (120,050 sqft) of office space out of 44,475 sqm (478,725 sqft). The leases account for 14%1 of the total take-up forecast for 2015 in Warsaw’s Central Business District, highlighting the appeal and prime positioning of the two office towers. This successful leasing year pushes the occupancy rate for Unibail-Rodamco’s buildings well above the Warsaw market level.
Lumen and Skylight have welcomed 7 new tenants – including prime international firms like Wyborowa – part of the Pernod Ricard Group, Gibson Innovations, Starke Wind part of the EDF Group and DCNS Group. Unibail-Rodamco has also confirmed several lease extensions and upsizes for several other existing tenants such as InOffice Group, Hays, Salini and EDF. Solidex, Pure Sky Club, Polservice, JSW have prolonged their lease agreements.
Arnaud Burlin, Managing Director for Central Europe Unibail-Rodamco commented, “We are particularly pleased with progress this year at Lumen and Skylight – they each represent very attractive office space due to their central locations, with great accessibility, ease of parking and direct access to the shopping centre, offering a wide variety of shops, restaurants and cafés to choose from combined with an incredible level of services. We believe all those features have set both buildings apart in what is a highly competitive market. With 700,000 sqm being planned and delivered in Warsaw during 2015 and 2016, we are committed to providing the very highest standard of working environment to all our tenants.”
Lumen and Skylight are located in the centre of Warsaw, next to Zlote Tarasy, an established (66,300 sqm/713,647 sqft) shopping centre which attracts 20 million shoppers a year, has 209 stores, and a cinema. Both Lumen and Skylight feature an exceptional architectural design and are now a recognised part of Warsaw’s skyline, with fantastic panoramic views of the city. Ideally located next to the city’s main train station, with high availability of parking spaces, and a 5 minute walk from 3 metro stations, both buildings offer exceptional transport connections. Lumen and Skylight also meet Unibail-Rodamco’s high sustainability standards, with a BREEAM In-Use certificate EXCELLENT for management and VERY GOOD for both assets.
